So here's the scoop: I'm trying to sublease this apartment because my boyfriend asked me to move in w/him. I didn't know this would be happening 2 months ago when I signed my year long lease. :) oops!
The apartment was recently remodeled and NO ONE has lived in it since everything new was put in!! I suppose "technically" I have, but really we only moved all my things in there and I haven't even unpacked because I've been staying at my bf's house. I haven't spent a night there! So new carpet, new flooring, new cabinets, new sink, new paint, etc! It's a great apartment, spacious, and has a patio in the back. The landlord will also be placing a privacy fence between the apartment's patios once it gets warm enough. It's very nice and in my opinion, VERY reasonably priced! You can't beat it in this area!!
Here are a few of the essential details:
- 1BR for $465/month due the 1st of each month
- You pay electricity, H20, and cable/internet if you want it
- Security deposit is $465 as well; no pets & no smoking
- Annual garbage/recycling fee = $84 but I've already paid it and will leave it for whoever subleases my apt
- Parking spot included
- In a complex of only 4 apartments so it's quiet
- Located off-campus in Urbana near the Schnucks and downtown Urbana
- My lease that you would take over goes until 3/1/11 @ Noon.. however you can sign it for longer if you prefer.
- And lastly, great landlord! He's quick to respond to phone calls or e-mails.

(And FYI- here a few requirements by the landlord: An application must be completed before being granted the sublease. He would have to meet and approve any sub-lessee. Rent ($465) should not exceed 30-35% of take-home income. They must have a steady, verifiable source of income. Credit history is not as important as prior landlord history. No evictions, negligible criminal background. )
